El Balcon de Moratalla

El Balcon de Moratalla is a collection of new build country properties on a small complex near Moratalla in Murcia, Spain. Villas at El Balcon de Moratalla
The villas are all large enough for permanent living and vary from 2 to 4 bedrooms.

Type 1 are 2 bedroom, 2 bathroom and have access to communal pools. The Type 1 properties are single story, based on a 320sqm plot, which gives an ample private garden and have a total build size of just over 104sqm.

Type 2 are 3 bedroom 2 bathroom and again have access to communal pools. The Type 2 villas at El Balcon de Moratalla are single story, based on a 400sqm plot and so again will have an ample private garden and have a total build size of just over 140sqm.

Type 3 are 4 bedroom 2 bathroom and have their own private pool. These villas at El Balcon de Moratalla are based on a typical plot of 400sqm or more and are over 2 floors with a total build size of just over 180sqm.

Finally there are apartments. These are in groups of 4 with 2 ground floor and 2 first floor apartments and each set of 4 will have a communal pool. There are 2 options for the apartments, 3 bedroom, 2 bathroom or 2 bedroom 2 bathroom design. Essentially these apartment blocks look like a large villa.

Located between the villages of Calasparra and Moratalla, the properties at El Balcon de Moratalla are set in beautiful rolling countryside with views to the mountains beyond ( photos on this page are from the El Balcon de Moratalla development). They are about 1 hour from the existing airport of Alicante, 1 hour 15 minutes from the airport at Murcia (San Javier) and will be about 50 minutes from the new international airport at Corvera which is due to open in late 2009.

Both the local villages at Calasparra and Moratalla have several fiestas throughout the year including bull running through the streets (not for the faint hearted). Calasparra is renowned throughout Spain as having the best rice, which is grown in paddy fields in the river. Slightly further afield (15mins drive) is the town of Caravaca de la Cruz which is one of the 5 holy cities of the world (along with cities such as Jerusalam and Rome) and is packed with history and has several fiestas throughout the year including the amazing wine horse fiesta where horses with jewelled coats are raced from the castle into the main square – a unique event. The whole area is only now waking to the fact that it is an excellent tourist location, with activities from walking to river rafting and has until now truly been one of Spain’s best kept secrets.

Payment terms are very good …
Payment Terms:
The developer has just introduced fantastic payment terms – 6000 euros deposit and nothing else to pay for 8 to 16 months!! This is a great investment. The delay for the 2nd payment is because they are waiting for the final building licenses and should get these in approx 8 months (all other permissions and licences are already obtained - this is just a "rubber stamping" exercise at the town hall) . If for any reason the licenses are not granted your 6000 euros is fully refundable.

On start of building (signing of contract - 8 to 16 months) 30,000 Euros
Handover of keys - 144,000 Euros (2010-2011)
